2020 Q4 St. Louis Industrial Report Colliers

Despite the challenges and uncertainty of 2020, the U.S. and St. Louis industrial markets have flourished. Increased direct to consumer e-commerce demand contributed to significant increases in demand for bulk industrial space from third party logistics and e-commerce occupiers. Due to increased consumer demand, third party logistics (3PLs) and e-commerce occupiers continue to grow leading to high demand for industrial bulk space (100,000 square feet and greater). Across the U.S. occupier activity in bulk industrial space totaled nearly 398.9 million square feet in 2020, just 5% less than the record set in 2019 of 420.4 million square feet. Amazon continues to dominate headlines, and the industrial market, across the county and locally in the St. Louis market. In 2015, Amazon did not have a presence in the St. Louis market. By the end of 2021, their local footprint will total over 4.8 million square feet.

2020 Q3 St. Louis Office Report Colliers

The St. Louis office market is beginning to display signs of the impact of the COVID-19 pandemic. Leasing activity is down 57% year-over-year and year-to-date absorption has hit a negative one million square feet. Office users are reevaluating their space needs and many are electing to downsize or shift to remote working, resulting in an increase in sublease space. The amount of square footage available for sublease has nearly doubled since the beginning of the year. Despite this, rental rates remain steady with very little change from one year ago.

The St. Louis industrial market remains strong at mid-year. While the office and retail real estate sectors are struggling with decreased demand due to the COVID 19 pandemic, the industrial market continues to benefit from the rise in consumer spending. Third party logistics (3PLs) and e-Commerce companies continue to dominate the market. Locally, Amazon expanded once again with another 416,000-SF lease in the Airport submarket.

2020 Q2 St Louis Office Report Colliers

The COVID-19 pandemic has caused a shift in business fundamentals. There is great anxiety in the economy, at home and at work. Thus far, St. Louis has managed to weather this storm fairly well. Vacancy and lease rates are weaker, but not too far off from where they were a year ago. There is some negative absorption in the market as some companies downsize and put all, or some of, their space on the market for sublease. The pandemic has created a shift in how occupiers utilize their office space. The flexible model of working-from-home has become our current reality. Our new work habits will drive decisions makers to seriously consider more flexible work environments. Will the typical workweek be split between home and office going forward? Will the changes in work habits enhance the work/life balance? Will corporate culture be hurt or enhanced? Colliers is poised to help decision makers navigate the many questions raised by this period of uncertainty and create winning strategies for both the short- and long-term.

St. Louis roots

Colliers' roots in the greater St. Louis metropolitan region go back over three decades. Our founders owned multiple commercial real estate development, brokerage and property management platforms specializing in Class A office property before joining the Colliers International platform.

In 2015, the former St. Louis affiliate of Cushman & Wakefield, Gateway Commercial, joined Colliers International in the St. Louis market. Now, Colliers in St. Louis consists of nearly 60 employees with new leadership provided by Managing Director & Executive Vice President Kevin Gallagher, SIOR, CCIM.
