高力亞太區市場概覽2022年第三季

香港, 2022年11月17日 – 頂尖的多元化專業服務與投資管理公司高力(納斯達克證交所交易代碼:CIGI;多倫多證交所交易代碼:CIGI)今天發佈《亞太區市場概覽2022年第三季》報告,顯示亞太區大多數主要房地產市場雖然受高通脹及利率上調等宏觀經濟狀況影響,升勢有所放緩,但第三季度繼續表現良好。

高力全球資本市場董事 Chris Pilgrim 表示:「儘管目前市況不明確,我們仍能於亞太地區看到長線的投資機會。大多數投資者都較為被動,這一點可以理解,但不斷變化的市況可以為跨國投資者造就新機遇,尤其是私人買家,他們可以競購買方競爭有限的資產。踏入第四季,我們預計投資者會物色亞洲的投資機會,因相比歐洲和北美市場,亞洲的資產較不受持續加息的影響。」

香港交投激增受工業資產帶動

季內錄得25宗主要成交,總值按季上升93%至342億港元(43.8億美元),工業物業佔最多成交宗數。高力香港資本市場及投資服務聯席主管王振康表示:「我們認為,隨著香港進一步放寬邊境管制措施,投資氣氛可望在第四季好轉。加息帶動資本化率上升的因素會顯得吸引,而當香港與內地重新通關後,核心地區的店鋪物業會備受追捧,而工業資產將繼續吸引機構投資者。」

高力香港資本市場及投資服務聯席主管翟聰表示:「香港市場為本地及環球投資者帶來大量機會。雖然現時香港與內地之間的邊境仍然關閉,但第三季的市場交投活動反映環球投資者把目光放在長線上,押注於香港會成為通往大灣區及中國的必經門戶。」

澳洲主要市場成交反彈

澳洲的用戶持續吸納優質物業,繼續推動寫字樓物業基本因素改善。市場仍然處於加息週期的過渡階段,賣方進入持續重新定價的探索過程。然而,隨著買賣雙方的預期價格開始趨於一致,我們預期成交量在第四季及以後回升。

寫字樓物業繼續帶動中國市場交投活動

與前一季一樣,中國主要城市的交投以寫字樓物業為主。北京季內落實物業總成交額接近41億元人民幣(5.77億美元),寫字樓資產佔84%。上海的房地產投資信託基金市場、新經濟及生命科學行業相關的物業,加上租賃住宅項目,將吸引機構投資者。

預期流入資金成動力  印度房地產市場表現向好

住宅、寫字樓及物流物業的吸納率上升,足見印度房地產市場蓬勃發展。儘管按揭利率上升,但住宅物業需求保持強勁,商業房地產用戶則擴闊足跡,並物色靈活及有管理的物業。我們預期多個主要寫字樓及零售房地產投資信託基金將於未來12個月陸續上市。

新加坡市場活動受宏觀經濟因素影響

新加坡受高通脹和利率上調影響,未能承接上半年的強勁動力,但新加坡年初至今落實的投資總額為239.3億坡元(167億美元),相當於2021年全年總額的85%。當通脹的威脅減弱,利率逐漸回落,我們預期機構投資者將再次在新加坡發掘機會,特別是在商業、寫字樓及物流物業方面。

首爾寫字樓物業持續吸引投資者

首爾的核心寫字樓資產持續帶動投資活動。雖然缺乏供應及高利率會影響優質寫字樓資產的投資規模,但我們預期海外投資者會在成功籌集所需資金後重返市場。

日圓疲弱及開放邊境支撐日本房地產市場

儘管日圓疲弱利好跨境成交,但價格上升卻損害整體需求,並導致今年初開始的市場復甦步伐放緩。展望未來,日本央行持續推行低利率的立場,加上日本放寬大部份入境旅客的限制措施,料可提振整體需求及有利酒店款待業,同時有助促成涉及海外投資者的交易。
