未來六個月是零售資產撈底尋寶好時機

香港, 2021年11月24日 – 頂尖的多元化專業服務與投資管理公司高力(納斯達克證交所交易代碼:CIGI;多倫多證交所交易代碼:CIGI)今天發佈最新研究報告《零售投資:市場浮現正面跡象,造就撈底尋寶好時機》。零售物業越來越受歡迎,報告顯示資深投資者強勢回歸市場,並聚焦於零售資產,因此未來六個月將是投資者撈底的好時機。

相比 2018 年高峰時所錄得的 110 宗成交,2020 年的零售投資活動疲弱,僅錄得 48 宗成交。然而,隨著今年進一步放寬社交距離措施,投資活動有所回升,尤其是資深投資者轉趨活躍,幾乎佔 2021 年第三季度的全數零售物業成交。

香港及大灣區研究部主管鄧淑賢說:「隨著經濟狀況改善,物業買賣復甦,零售資產越來越受投資者青睞。有見資深投資者重返市場,並對零售物業感興趣,表示該物業類別已漸見隧道盡頭的曙光。」

鄧淑賢補充:「我們認為接下來的六個月將是投資者撈底的良機,以好好運用這段仍有議價空間的時間。」

北部都會區建擬基礎設施  刺激零售物業投資

《施政報告》公佈北部都會區發展計劃,其中包括基建方案如延伸東鐵線及北環線,並興建連接洪水橋和深圳前海的港深西部鐵路。

資本市場及投資服務部行政董事翟聰說:「運輸基建設施大可促進跨境商業、人員和資本流動,帶動發展區內的商業和零售物業投資,尤其是上水、粉嶺和元朗等新市鎮。如屬放眼超過五年的較長遠投資者,則可探索該區的零售資產。該區的平均價格相對核心區為低,但長遠來說具價格增長潛力。」

邊境重開有助逐步改善一線街的零售氣氛

行政長官林鄭月娥近日提到,有望最快明年二月恢復中港通關。參考澳門的經驗,通關會逐步有序進行。假設邊境局部重開,內地遊客人數重返疫情前水平的 30%(2018 年至 2019 年期間約 400 萬),則每月或有 120 萬內地遊客來到香港,這應有助於改善一線街的零售氣氛。

資本市場及投資服務部高級行政董事王唯峰表示:「儘管世界各地的旅遊發展前景受限,但資本雄厚的投資者可以探索核心區的零售資產。我們相信,當國際旅遊全面恢復,上行潛力或會很大,有見及此,現時是投資者將其品牌定位的好時機。」

地區商場仍然是備受追捧的防禦性資產

消費者的購物習慣從核心區及一線街轉投所居住的地方,因此地區商場和基座商場的零售需求穩健。業主成功改善租戶組合和品牌,以滿足不斷變化的需求。憑藉吸引的租金收入和穩健的本地需求,餐飲業相互已成為 2021 年地區零售物業需求的主要來源之一,第三季度的餐飲相關牌照申請達到 580 宗,屬自 2019 年第二季度以來的最多申請。經營價格實惠的手錶和珠寶品牌、運動休閒服裝、生活品味用品和電器租戶,皆更積極物色地區商場零售空間。

翟聰說:「住宅基座地區商場和商舖的租金增長穩定且可持續,故屬十分理想的防禦性資產。例如,領展的地區商舖租金繼於 2020 年 3 月至 2021 年 3 月按年下跌 2.2% 後,今年 3 月至 9 月已回升1.3%。」
