Sono stati registrati 5,1 miliardi di Euro di transazioni in tutta Italia, in leggero aumento del 6% rispetto allo stesso periodo del 2020, ma comunque nella media degli ultimi cinque anni.

 

I punti chiave:

  • In termini di asset class, la logistica continua a registrare un nuovo record; per la prima volta, è diventata la prima asset class del mercato italiano, sorpassando gli uffici.
  • Gli uffici mantengono il loro interesse, ma soltanto per le operazioni core.
  • Il mercato in Italia rimane dominato dagli investitori esteri.
  • I rendimenti prime restano sui livelli bassi raggiunti prima della crisi.
  • Gli unici rendimenti in risalita sono quelli del retail, in particolare dei centri commerciali.

Silvio Sancilio heads the Capital Markets division for Colliers Italia and leads a team of professionals specialised in the Office, Living, Logistics, Hotel and Retail Asset Classes.

As a professional with over 15 years of experience in real estate, Silvio has consolidated experience in both the national and international real estate sector, having held important roles in Unicredit, where he managed a portfolio of over € 10 billion in 19 countries, and JLL Italia, where he headed the Office Capital Markets department. Over the years, he has worked on real estate transactions amounting to over € 8 billion, with particular mention going to the acquisition of Immobilien Holding in Austria and Monte Rosa 91, the sale of Melchiorre Gioia 22 and Torre Velasca in Milan and the “I Tolentini” complex in Rome.

Silvio Sancilio has a Degree in Architectural Engineering, followed by an MBA obtained in Italy and the United States.
