Local leadership
Danny joined Colliers in early 2018 as Executive Managing Director & Market Leader for the Central Florida markets, which encompass the major metropolitan areas of Orlando, Tampa, Clearwater, Sarasota, Ft Myers and Naples.
As the Executive Managing Director and Market Leader, Danny manages the company’s Central Florida operations and business strategy. With a team of over 120+ brokers and client service brokerage coordinators as well as GIS, Research, Digital Marketing and Core Marketing personnel. The team focuses on the leasing and sales of all property types, including Office, Medical, Industrial, Retail, Multifamily, Land, and Debt/Equity Mortgage Banking throughout the Central Florida market and specialty practice areas such as Student Housing, Seniors Housing, Marinas, Golf Courses, and Hotels/Hospitality, which are practiced nationally.
With over 18 years of experience, Danny brings to Colliers a depth of knowledge with commercial real estate brokerage & technology, having started, worked for and/or coordinated with various tech companies across the country that are helping to accelerate the success of brokers and their clients. His hands-on approach and knowledge of the brokerage business and intersection with technology ultimately allows Danny to share and deliver new ideas that benefits our clients.
In his role, Danny works directly with the other leaders on the executive team to develop and execute the overall corporate strategy for Colliers in the Central Florida markets. As Colliers and the Central Florida markets continue to expand, his focus is to develop, recruit and assist the top brokers in the markets and provide our clients with a high-level of service.
P.J. Cusmano, MAI, MRICS, is currently the Executive Managing Director of the Florida Region for the Colliers Valuation & Advisory Services team, which includes professionals in Tampa, Orlando, Miami, Jacksonville, Ft. Lauderdale, Destin, and Sarasota. Mr. Cusmano has been actively engaged in real estate valuation and counseling since 1996. He has prepared appraisal reports for a wide variety of clients, and has extensive experience with all major property types, including multifamily residential, retail, industrial, office, hospitality/lodging, and agricultural. Specialized experience includes self-storage, manufactured housing communities, senior housing, healthcare, and special purpose properties.
Comprehensive specialized expertise in multifamily properties, specifically conventional apartment communities, affordable housing communities, condominium and townhouse projects, and student housing. Aside from conventional financing, he has significant experience with various specialized financing programs utilized for these projects including FNMA DUS, Freddie Mac, Low Income Housing Tax Credits (LIHTC), SAIL, and USDA Section 538 programs.
Mr. Cusmano is nationally known for his expertise with various FHA/HUD programs, including 221(d)(4), 223(f), full market studies, and preliminary market studies.
Mr. Cusmano is a state-certfied appraiser in Florida, Georgia, Alabama, Mississippi, South Carolina, North Carolina, Texas, New York, Virginia, Arkansas, Louisiana and Tennessee. He formerly served on Integra Realty Resources' Corporate Development and Marketing committees. He also served on the Advisory Board for the FSU Real Estate Program’s committee for FSU’s annual Real Estate Trends and Networking Conference, as well as the Board of Directors for Bayshore Little League in Tampa, Florida.
John K. Scott, Managing Director REMS Florida, is a member of Colliers International Executive Leadership team in Florida. As the MD John has direct responsibility and oversite of the Florida Real Estate Management Services (REMS) department, where he directs a portfolio of over 285 retail, office and industrial properties totaling more than 32 million square feet. He leads a team of over 110 professional and support personnel specializing in real estate management services.

The third quarter of 2017 in Manatee and Sarasota counties continued to show strength in fundamentals. Tenant demand has maxed out across all asset classes, as options for tenants looking to relocate in or to the market continue to be limited.
The Manatee and Sarasota industrial markets showed a decrease in absorption since Q2 2015. Third quarter leasing activity remained positive, with over 45,000 square feet in transactions. For five quarters in a row, vacancy rates have maintained their low numbers, reaching 2.7% and the metro has posted nine consecutive quarters of positive absorption.
The Sarasota community
Sarasota County sits in the middle of the southwestern coast of Florida, less than an hour south of Tampa Bay. As part of the eight-county Tampa Bay region, Sarasota County is connected to all that a regional economy has to offer, while maintaining its unique sense of place.
Sarasota County’s educated and creative workforce is diverse enough to satisfy both new and expanding businesses. More than half of the county's population is aged 18-64, the prime working demographic. Adding the labor pool from bordering Manatee and Charlotte counties expands the total to more than 370,000 people.
Sarasota County has a population of more than 390,000 full-time residents. In the winter months, sun-seekers from the Northeast and Midwest join international tourists at the county’s beaches, golf courses and various attractions.
History
Originally founded in Clearwater, Florida in 1974 as Lee Arnold & Associates, the firm grew over the next 10 years to add property management and appraisal divisions. In 1993, Lee Arnold & Associates expanded to include services in the Tampa region.
In 1995, Lee Arnold & Associates joined Colliers International and became Colliers Arnold. A year later, our central and southwest Florida offices opened in Orlando and Fort Myers.
Since then, our property management team expanded into the Jacksonville region in 2006. In 2010, Colliers Arnold rebranded to Colliers International Tampa Bay, Central and Southwest Florida. In 2016, our Sarasota office opened.
