In 2004 Fugal’s operation merged with Prime Commercial, Salt Lake City’s largest retail brokerage firm at the time, and joined forces with top producers Stuart Thain and Tim Simonson. Under this trio, the newly formed company became the largest commercial real estate firm in Utah and quickly became a nationally recognized, record-setting commercial real estate firm.

2022 Q2 Salt Lake County Industrial

Activity in Salt Lake County’s industrial market slightly waned from the historical rates experienced recently, again this is due to mostly lack of available space rather than a decrease in demand. Asking lease rates continue to increase dramatically due to the gridlock. Sales asking prices and activity have not been noticeably affected by higher interest rates but we expect to see those changes in the remainder of the year.

Despite 648,036 square feet of completed product activated this quarter, active construction of 3.7 million square feet this quarter, demand for industrial space in Utah County still outpaces supply as indicated by extremely low vacancy, rising lease rates, a steady stream of under construction properties, and high year-to-date absorption reaching close to two million square feet.

Utah County continues to grow, and vacancy rates significantly decrease. Despite the continued rise in lease rates, absorption stays at a healthy, positive number. These trends are projected to continue through the rest of 2022 as more tenants return to a physical workspace.

Although market activity has not yet reached pre-pandemic levels, the Salt Lake County market remains optimistic as absorption and lease rates increase and vacancy decreases quarter-over-quarter. Larger companies that went completely remote are now looking to return to the office, thus increasing market activity in certain locations.

Vacancy rates dropped again slightly this quarter, however during this same time, more retail construction has begun which will help provide the much-needed space for national tenants that are actively looking to expand into Utah.
