Tracing our steps
Our Phoenix office traces its roots to 1980, when George Iliff and George Thorn formed a company to provide the types of services required of a full-service brokerage.

Those services steadily expanded across specialized industries and property types to include property management, corporate solutions, capital markets, valuation, research, GIS and marketing.

Our Scottsdale office dates to 1981, when Jim Keeley founded Classic Real Estate Corporation in the Scottsdale Airpark, later joining Colliers in 1998. The Scottsdale professionals are foremost experts in the Greater Scottsdale Airpark, Loop 101, Desert Ridge and Deer Valley Airpark submarkets.

Today, more than 170 professionals provide a comprehensive portfolio of real estate services to our clients.

As of YE 2020, the Phoenix MSA continues to be a nation leader in year-over-year rent growth rising 4.7% to $1,284. Occupancy rates continued their upward trajectory, increasing 20 and 50bps over-the-quarter and year respectively to 95.6%. There are 25,252 units under construction throughout Greater Phoenix.

2020 Q4 Greater Phoenix Medical Office Market Report
The Greater Phoenix medical office market added 26,451 SF of inventory in Q4. Vacancy dropped to 13.2%. Available sublease space decreased 16% over the quarter. Under construction projects are pre-leased at a rate of 76.7%. Rental rates increased by 5.3% YOY to end 2021 at $22.28 PSF. Sales volume increased 45.2% over-the-quarter.

The Phoenix retail market ended Q4 with 64,036 SF of negative net absorption, but stayed positive over the year ending at 215,692 SF. Vacancy increased 20 bps over-the-quarter and 60 bps YOY to the rate of 7.9%. Despite national headlines of declining retail rental rates, the Phoenix market held steady.
