Local history

Our rich history in the Chicago area dates to 1947 when Bennett & Kahnweiler was founded by real estate legends Marshall Bennett and Louis Kahnweiler. Kahnweiler, a Chicago native and U.S. Navy vet, gained a reputation for fighting for every last cent for his clients. Bennett & Kahnweiler was best known for the development of the 2,300-acre Centex Industrial Park in Elk Grove Village, Illinois, which resulted in the firm’s reputation as an industrial powerhouse--a reputation that has since endured. To provide our clients with a more diverse set of global real estate services, we proudly joined the Colliers family where we now offer our clients a full suite of in-house real estate services.

In many respects we are still Lou Kahnweiler. As zealous advocates for our clients, we continue to fight for every last cent. Only today we do so under one name, one brand and one operating philosophy: Colliers.

Diversity, Equity & Inclusion

In Chicago, the Colliers team continues to evolve its comprehensive DEI plan by diversifying its brokerage and leadership ranks while also broadening support for various internal and external organizations and initiatives. In 2022, the firm hired a total of 14 women and minorities and promoted a woman to the executive leadership team as a Manager of Operations. In addition, Colliers’ Chicago office continued its longstanding sponsorship of the Goldie Initiative which is dedicated to redefining the commercial real estate industry by elevating and advancing the careers of women with high potential. The local office also sponsored a REAP Scholar in 2021 and into 2022. Project REAP: The Real Estate Associate Program partners with industry organizations and creates training and fellowship opportunities that lay the foundation for a successful career in commercial real estate for Black Americans and other underrepresented professionals.

Additionally, Colliers was named one of the world’s Top Female Friendly Companies in 2022 by Forbes. Colliers has also created its Americas Executive Diversity Council (EDC).  The role of Americas EDC will be to put weight behind our current and future DE&I efforts to ensure the elevation of our Employee Resource Group interests and Goals are more in alignment with our business.

The Building Owners and Managers Association of Chicago (BOMA/Chicago) announced today that Phil Stafford, chief operating officer of Colliers Chicago, was elected president of the association effective immediately. Stafford was elected during the association’s 2022 Annual Meeting held on Thursday, November 17 at the Hyatt Regency Chicago. Stafford succeeds Derrick Johnson, senior vice president of Zeller, who completes two years as president this year.

2022 Q4 Chicago Industrial Big Box Report

Developers Delivered Record Big Box Product in 2022 to Meet Demand. More big box buildings were completed during 2022 than any other time in the Chicago market’s history. Developers delivered 48 modern buildings 200,000 square feet or larger during the year totaling 25.5 million square feet. 35 of these deliveries totaling 17.2 million square feet were built on “spec” with no tenant commitments prior to construction. This was the greatest amount of speculative big box space to be completed in a calendar year, 46 percent greater than the previous record of 11.8 million square feet delivered in 2019. Despite strong leasing, this surge in development pushed the big box vacancy rate up during the final three quarters of 2022, increasing by 158 basis points from an all-time low of 2.61 percent to 4.19 percent.

2022 Q4 Chicago Industrial Market Report

Following a slight dip in demand during the third quarter, it picked right back up during the final quarter of the year, with net absorption totaling 9.9 million square feet between October and December. This brought the total for 2022 to 40.6 million square feet – the second greatest annual net absorption total in the market’s history just behind last year’s 44.9 million square feet and a 2022 total greater than any other industrial market in the country.
