Local history

Our rich history in the Chicago area dates to 1947 when Bennett & Kahnweiler was founded by real estate legends Marshall Bennett and Louis Kahnweiler. Kahnweiler, a Chicago native and U.S. Navy vet, gained a reputation for fighting for every last cent for his clients. Bennett & Kahnweiler was best known for the development of the 2,300-acre Centex Industrial Park in Elk Grove Village, Illinois, which resulted in the firm’s reputation as an industrial powerhouse--a reputation that has since endured. To provide our clients with a more diverse set of global real estate services, we proudly joined the Colliers International family where we now offer our clients a full suite of in-house real estate services.

In many respects we are still Lou Kahnweiler. As zealous advocates for our clients, we continue to fight for every last cent. Only today we do so under one name, one brand and one operating philosophy: Colliers International.


At Colliers, we are committed to our craft but we’re also committed to our local communities. We show compassion for those in need and are generous in giving our time and resources. In 2018, our support exceeded $450,000 and hundreds of hours to numerous local organizations. Sixty-five percent of Colliers | Chicago brokers volunteer, hold positions on boards, mentor or give back in a meaningful way. In addition, dozens of women from Colliers | Chicago annually participate in Habitat for Humanity’s Women Build event.

The highest industry honors in the Chicago area are awarded at the annual Commercial Real Estate Awards Dinner benefiting the Greater Chicago Food Depository (GCFD). Equally as prestigious is being honored by the National Association of Industrial and Office Properties (NAIOP). In addition to Colliers | Chicago being awarded the following honors, we have been a finalist for 27 GCFD and NAIOP awards in the last five years.

2022 Q2 Chicago Industrial Big Box Report

Demand for Chicago’s big box industrial product totaled 5.1 million square feet during the second quarter of 2022, as measured by net absorption. While this figure was still strongly positive, it also represented the lowest quarterly total since the fourth quarter of 2020 and was nearly half of the record 9.7 million square feet recorded during the fourth quarter of 2021. Seven speculative big box buildings totaling 3.9 million square feet were completed between April and June, four of which were delivered vacant. As a result, the big box vacancy rate, which had plunged to an all-time low of 2.61 percent in March, increased for the first time in seven quarters, ticking up by 31 basis points to 2.92 percent.

2022 Q2 Chicago Industrial Market Report

Demand for space in Chicago’s industrial market matched the past two quarters as measured by net absorption, despite inflation at a 40-year high and economic uncertainty. Net absorption totaled 12.1 million square feet during the second quarter of 2022, slightly outpacing last quarter’s total of 11.7 million square feet. Build-to-suit completions played a slightly larger role during the quarter, contributing 3.3 million square feet to the quarter’s net absorption total.

2022 Q2 Chicago Downtown Office Report

As office workers start to return to their routines, we are seeing more clearly the repercussions of the pandemic and its effect on each submarket. Two separate patterns are emerging in the office asset classes as we transition away from defining the market by the pandemic: Class A buildings, particularly in Fulton Market and the West Loop, have increased activity and interest, while Class B assets, specifically in the Central Loop, continue to feel the full weight of the downturn with lower rates and higher vacancy. Further, the draw of new class A constructions and recently renovated, amenity rich assets in other submarkets puts existing Class B buildings at a disadvantage. It will be some time before Class B assets trend in positive absorption overall.
