Executive Summary

With new hotels and apartments in the downtown Tampa submarket, residential and hospitality growth brought increased activity to
the area. As a result, many retailers signed leases to support the growing demographics, including grocer Publix, which announced
opening a GreenWise location in that market. However, in many core markets, space restraints continued. In pockets of the Westshore/
NW Tampa submarket, especially in Hyde Park where Serena & Lily, Sweetgreen and The Candle Pour collectively leased over 8,000
sq. ft., pushing the submarket vacancy to 2.8%, the lowest vacancy in the Tampa Bay region. The South Pinellas submarket also
continued to see population growth and increased retail tenant presence. Burlington, At Home and Sprouts collectively leased over
130,000 sq. ft. of retail space. At the same time, smaller tenants, especially along 4th Street, quickly backfilled spaces that came to
market, resulting in over 100,000 sq. ft. of positive absorption in that submarket.
