The Centene Effect

Available sublease space continues to impact the St. Louis office market, increasing nearly 600,000 square feet (SF) in the past quarter to 2.25 million square feet (MSF). Nearly all this new sublease space is attributed to Centene, who has recently vacated space in three submarkets totaling 592,231 SF. Chesterfield currently has the most space available for sublease with 461,373 SF, followed by Earth City and the St. Louis CBD with a combined 223,347 SF.

Large blocks of Class A sublease space continue to hit the market as more companies embrace hybrid working environments. Nearly 77% of the available sublease space is in Class A buildings. These spaces provide opportunities for new users to enter the market at a discounted rate for premium space for the length of the initial term.
