The St. Louis office market is beginning to display signs of the impact of the COVID-19 pandemic. Leasing activity is down 57% year-over-year and year-to-date absorption has hit a negative one million square feet. Office users are reevaluating their space needs and many are electing to downsize or shift to remote working, resulting in an increase in sublease space. The amount of square footage available for sublease has nearly doubled since the beginning of the year. Despite this, rental rates remain steady with very little change from one year ago.
