Vacancy Decreases As Asking Rates Surge
The Tri-Valley industrial market registers nearly 20.0 million square feet of tracked light industrial and warehouse properties. With the continued increase in demand and constrained available space, marketwide vacancy decreased by 330 basis points in the last twelve months. As the vacancy gap continues to narrow, the third quarter reported a net occupancy gain of 107,373 square feet. Year-to-date gross absorption increased 31.0 percent in one year, reporting more than 900,000 square feet by end of the third quarter. Average asking rates across all product types increased 9.0 percent to $1.10 per square foot, NNN from the previous quarter, marking the highest asking rate in the last twenty years.
