Net absorption for San Joaquin County in the fourth quarter of 2021 totaled negative 11,329 square feet, adjusting the year-end total to negative 77,248 square feet. Sales volume for the county totaled $8,942,000 represented by 11 transactions with an average sale price of $243.16 per square foot. Two office development projects remain underway totaling 75,000 square feet, with one located in Manteca and the other in Tracy. The overall average asking lease rate for the entire county increased to $1.76 per square foot monthly, full service gross.
