The Central Valley Office Market in Summary
The vacancy rate for the Central Valley office market decreased during the first quarter of 2020 to 6.9 percent, a 40 basis point drop. Leasing activity, while slowing towards the end of the quarter, has continued at a healthy rate absorbing 23,448 square feet from the available inventory. Doctors Hospital of Manteca broke ground on a 40,000 square foot Class A medical office facility on Cottage Court. Completion of the new medical office is expected late 2020. The average asking lease rate in San Joaquin County at the close of the first quarter 2020 is $1.69 per square foot, full service gross.
