  • Throughout 2019, six developers broke ground on over 1.8 million square feet of spec projects, a volume set to increase Richmond's logistics supply by 6.6%. Over 800,000 square feet of space was pre-leased, and 1.9 million square feet of new spec product is set to deliver in 2020. 
  • Scannell broke ground in Q4 on Willis Commerce Center, its 405,000 square-foot spec project in Chesterfield County, while marketing began for its Cardinal Commerce Center, a two-building, 680,000 square-foot complex in Hanover County. 
  • Richmond continues to attract new operations. Wegmans announced a 1.1 million square-foot, $175 million distribution center in Hanover County slated to break ground early in 2020. In Chesterfield County, pre-owned auto dealer Carvana is set to break ground on a 191,000 square-foot processing facility, and Mexico City-based Cartograf announced plans for a 275,000 square-foot manufacturing facility, its first in the U.S. Each cited Richmond's location, labor force, competitive costs, and state and local incentives as bases for their decisions.

John Carpin

John Carpin has over 20 years of experience in the commercial real estate industry, with his primary responsibilities including landlord representation of industrial and office/medical properties for both institutional and local owners. Rob Dirom entered the commercial real estate brokerage business in 1997. In the last decade the industrial/warehousing product type has become his primary area of focus. Over the course, Rob has worked with land, office/flex, and office property clients and has represented buyers, sellers, landlords, tenants, and investors. Rob has worked with local, national, and international clients throughout his career, and in past years has also provided brokerage expertise for retail, land, and multi-family assignments.
