  • Richmond’s effective rental rate continued its growth and experienced a 10.3% increase year-over-year, the fourth consecutive quarter with double-digit year-over-year increases. While all submarkets experienced year-over-year rent growth greater than 5%, 8 submarkets posted double-digit rent growth among market rate products.
  • Units under construction ended the second quarter at 6,191 units, or 5.9% of total inventory. Most development is concentrated in Downtown Richmond with eleven projects totaling 2,024 units. 754 units spread across 3 projects were delivered in the second quarter and were spread throughout the metropolitan area.
  • Aden Park and Glenway Green was the largest sale of the quarter. The 538-unit garden apartment complex sold to AION Partners, an apartment investment group focused on acquisitions in the Mid-Atlantic and Southeastern portion of the United States. Selling for $124 million, or $230,483 per unit, the transaction pushed Richmond’s average price per unit to $211,324 per unit.

Charles began his career with the firm as a management trainee in Tampa, Florida and was later promoted to management positions in Gainesville, Florida and Santa Monica, California.

George Hankins (Hank) is a Senior Vice President of Investment Properties, specializing in the execution of multifamily property sales throughout the Hampton Roads metropolitan area. Victoria Pickett

As part of the Colliers International Multifamily Advisory Group, Victoria specializes in the exclusive listing of multifamily properties throughout Virginia. To date, Victoria has transacted 75 multifamily or multifamily land opportunities totaling in excess of $1.5B  in sales volume with her mid-Atlantic team. She earned "Rookie of the Year" in 2017 from Hampton Roads Commercial Sales and Leasing Achievement Awards. Pickett has seven years' experience in multifamily disposition or underwriting, with former roles as financial analyst, market researcher, and auditor.

Prior joining Colliers International, Victoria was Vice President of Multifamily Investment Sales with CBRE|Hampton Roads, part of the CBRE affiliate network. Before brokerage, she was Financial Analyst and Market Researcher where she led the underwriting of income producing properties and research reporting. 

Early in her career, Victoria worked as an auditor and consultant for DHG LLP, a top 20 public accounting firm, where she primarily served commercial real estate and financial institution clients, specializing in multifamily housing and bank lending operations. Prior experiences include audits of VHDA and HUD-assisted projects, multifamily property management consulting and compliance, and audits of development cost certifications.

John Vithoulkas

Research Analyst

John joined Colliers in September of 2021 as a research analyst, working alongside the Research team to provide support for the brokerage division. His responsibilities include providing market data to commercial properties such as retail, multi-family, industrial, and hotel. In addition, John compiles and writes industry and speciality reports, as well as in-depth research and reporting on relevant companies and industries.  

Prior to Colliers, John worked for Costco Wholesale in Richmond where he collaborated with supervisors and managers to determine merchandising plans. He is a recent graduate of the University of Virginia where he studied economics and data analytics.

Komail Khaja

Komail is the Director of Research for Central, Western, and Southeastern Virginia.  As of February 2022, Komail also oversees research operations in Raleigh, NC.  He joined Colliers | Virginia in January of 2019.

Komail oversees research operations throughout the region, manages the Research Analysts in the company, and supports all the company’s brokers primarily in the Richmond and Norfolk offices.  He began his real estate career in 2014 as a Real Estate Services Manager for the Fairfax County Economic Development Authority and then moved to CBRE as a Business Research/Data Intelligence Analyst.  He provides valuable customized research data which includes market trends, lease and sale comparables, GIS mapping, economic information and more.  In addition, he is also responsible for quarterly market reports, maintenance of the company research database, and tracking notable news/patterns pertaining to the local real estate market.

His foundations are in Geographic Information Systems (GIS), data visualization, urban planning, demographics, and business development.
