The Triangle has started to see signs of life and activity

The Triangle has started to see signs of life and activity, specifically Downtown Durham. However, it is believed it will take time for the market to fully return to prepandemic levels as many companies are still in a “wait and see” mode.
• Apple has confirmed their plan to occupy sublease space in Metlife Building 3 in the Cary submarket, with eventual plans to fill the entire building as they build their campus.
• Ground breakings have slowed in recent quarters due to the softening of the market and unsure outlook.
• After Google’s Downtown Durham campus announcement in Q1, the submarket saw a surge of activity during the second quarter with additional announcements from Bio Labs, Burt’s Bees and PackWest.
