Strong absorption in the CBD, which hit 100,000 SF for the first ime since Q4 2018, set the market up for a competitive 2020. While the coronavirus pandemic has slowed deal volume on both the leasing and sales side, in certain industries office leasing has not been greatly impacted. Significant pre-leasing of new deliveries was insufficient to keep vacancy from creeping up in the first quarter. Across the market, total vacancy increased 70 basis-points, or more than 560,00 SF, to 10.7%.
