Aside from the record-breaking sale of 250 Taylor, setting the high watermark for office at $740 PSF, the Portland metro is looking at more than 1.5 million square feet in the pipeline, which will have a noticeable impact on net absorption over the next year or two. While the regional vacancy has remained within 50 basis-points of 10 percent since 2014, the CBD vacancy has increased 5.4 percent over the last five years, due to the premium rents that highly amenitized buildings are able to command. In general, out of market tenants remain attracted to the central positioning of downtown Portland, with its connection to transit.
