Leasing activity slowed during the summer months, but is expected to increase during the fall and winter with nine 50,000+ SF tenant requirements circling large availabilities. Vacancy across the region remains nearly unchanged over the last three quarters, hovering around 10 percent, although vacancy in the central business district is up 30 basis points over the quarter and 180 basis points over the year. Nearly 1.5M SF is currently under construction across the region, and 924,000 SF of that is in the central city. Given current levels of vacancy, it will likely take several years to absorb the new supply coming online over the next 12 months.
