While vacancy remained unchanged over the quarter and increased 2.3 percent over the year, market fundamentals remain healthy with rents up $0.20 NNN on a monthly basis over the year and net absorption increasing to 85,000 SF this quarter from negative 152,000 SF last quarter. The largest speculative Flex development in recent Portland metro history has begun in Sunset Corridor/Hillsboro, north of Highway-26: Pinefarm Business Center, which will begin delivering Q2 2020.
