Omaha’s Office Market has Five Consecutive Quarters of Positive Absorption

The Omaha office sector continues to recover from the pandemic faster than the U.S. office sector as a whole. Thanks in part to Omaha’s thriving economy and historically low unemployment rate, the overall vacancy rate remains unchanged from the prior quarter. Additionally, all quarters in 2021 demonstrated net absorption, and the sublease vacancy rate is a scant 1.7 percent of the overall inventory, which is significantly lower than many major markets. The Department of Labor reported a seasonally adjusted unemployment rate of 1.9 percent in October and 1.8 percent in November for the State of Nebraska, which set the national record for lowest unemployment for October and then again in November. According to US News & World Report, “no other state has seen its rate drop below 2% since data collection began in 1976.” Omaha’s unemployment rate was even lower at just 1.5 percent.
