NYC Q4 2022 Midtown South Office Market Report

At 1.94 million square feet – Midtown South’s lowest quarterly leasing volume since Q2 2021 – leasing demand was cut by 44.1% since Q3 2022.

The asking rent average leapt by 2.3% since Q3 2022 to $81.62/SF, Midtown South’s sharpest quarterly gain since year-end 2021.
After reaching a record-high availability rate of 17.0% in November, Midtown South ended the year with a 16.9% availability rate, a 1.3 pp gain since the prior quarter.
Quarterly absorption was negative 2.53 million square feet, Midtown South’s highest quarterly negative absorption since Q1 2021.
