With an increased demand to occupy modern last -mile distribution centers along the Turnpike Corridor, industrial users continue to vie for the limited space remaining in the State.  

With a limited amount of inventory, some users searching for storage space have also turned to industrial outdoor storage lots to accommodate their needs; storing equipment, vehicles and containers on the property. At 3.4%, the availability rate is up 60 basis points from the previous quarter, as consumer related businesses such as Peloton and LT Apparel group added space back to the market. The newly available space allows occupiers to have opportunities that did not previously exist but will have to contend with other users and record high rental rates along the Turnpike Corridor.
