Pre-leased and build-to-suit deliveries in Southeastern Wisconsin pushed market-wide absorption for the quarter over one million square feet for the second time in the past 12 months.

Over 2.7 million square feet of new industrial space delivered in Q2, with all of these properties being build-to-suit or pre-leased. Combined with strong leasing activity, the market saw over 1.5 million square feet of space absorbed. Without the positive absorption seen in Kenosha County due to large users and new delivers of build-to-suit and pre-leased space, net absorption market-wide would have been negative, however, leasing activity among small and mid-size users remains very strong.
