The final quarter of 2019 marked the eighth straight quarter of positive net absorption for the Southeastern Wisconsin Industrial market, once again absorbing over 4 million square feet for the year.

The final quarter of 2019 marked the eighth straight quarter of positive net absorption for the Southeastern Wisconsin Industrial market, once again absorbing over 4 million square feet for the year. The delivery of new speculative product resulted in a market-wide increase in vacancy, however, a handful of large deals and midsize, owner-user sales drove absorption over 750,000 square feet for the quarter. Unlike the significant deals from recent memory, which have been Kenosha County-centric, the final three months of the year saw large deals make their way north. Waukesha and Milwaukee Counties benefitted from multiple owner-user sales in which new owners will occupy previously vacant space, and Racine County had over 650,000 square feet absorbed across just two tenants.
