Office market steadies with conservative absorption and activity

With a lack of momentum in Q1, the market steadied in Q2. Market indicators are mixed, and overall demand has flattened since the beginning of the year. Absorption was positive for the quarter; however, this trend was not seen equally across submarkets or product class. Class A product and the CBD submarket accounted for nearly all positive absorption, with class B suburban product realizing significant negative absorption. Activity in the market is still strong, however, as existing and new to market companies continue to expand and open new offices in the market. Companies like R&R Insurance, ProHealth Care, Insight Global, Vizance and Novel Coworking all announced plans to expand or create a footprint in the market. Outside of these companies, smaller users continue to be active in the market, and the market continues to see a flight to quality that is evident through the absorption numbers. The second half of the year is well positioned based on the leasing activity and expected construction deliveries.
