Construction Booms as Build-To-Suit Interest Grows
In the third quarter of 2022, the Treasure Coast had 4.6 million square feet of industrial space under construction, a three-fold increase from the 1.4 million square feet under construction a year ago. As the population continues to grow, employers are drawn to the Treasure Coast to establish operations from the ground up through build-to-suit opportunities that are lacking in the South Florida tri-county market. In addition to strong construction activity, the Treasure Coast’s market fundamentals remained steady with the vacancy rate compressing 10-basis points quarter-over-quarter, to 3.3 percent, and the asking rate increasing 4.7 percent quarter-over-quarter, to $9.89 per square foot NNN. As speculative construction activity completes, vacancy and net absorption are expected to waiver, meanwhile, rental rates are expected to increase during the lease-up period before stabilizing.
