Recovery in Sight as Vaccinations Move Forward

Los Angeles County Retail Market 

The pace of retail space givebacks continued in Q4 as 258,923 square feet was returned to the market vacant. Strip centers were the only property type with positive demand, while Lifestyle/Theme & Festival Centers represented the majority of move-outs throughout Los Angeles County. The vacancy rate ticked up 10 basis points to close out the quarter/year at 5.7%. With holiday shoppers electing to shop online, e-commerce sales recorded a 30% jump compared to a year ago. Asking rents remain higher for super regional and regional malls. These property owners tend to attract larger credit tenants who have been more nimble in responding to COVID-19 consumer changes.
