Hawaii CRE Investment Market Recovers Strongly
At year-end 2021, Hawaii’s commercial real estate investment marketplace generated more than $3.15 billion in sales volume, a whopping 164.0% jump in sales activity compared to year-end 2020 levels. While the 2020 investment volume set a low mark due to the onset of the COVID-19 pandemic, investment activity rebounded strongly in 2021 as transaction counts hit a record 16-year high of 353.Local Hawaii-based investors continued as the most active buyer group for the second consecutive year after investing a total of $1.56 billion, which constituted 50% of the overall commercial real estate sales volume and 68% of the total transaction count. U.S. domestic buyers, who invested $428 million in 2020, increased their acquisition volume to $1.55 billion in 2021. International investors, faced with challenging travel restrictions and mandatory quarantines, only invested a total of $43.3 million, or roughly 2% of total 2021 sales volume.
