Market Indicators for the Gainesville MSA

The Gainesville office market has been impacted notably by COVID-19. Virtually all tenants are reevaluating their space needs. Many have decided to downsize, while others have moved to eliminate their physical office altogether in favor of remote work arrangements. Q4 saw an encouraging uptick in leasing as retailers seem to be gaining confidence. Fast casual concepts and QSRs are leading the charge as people are reluctant to give up their restaurant habit and increasingly buy-in to third party delivery services. The industrial market in Gainesville continues to power thru the pandemic as if nothing is wrong. Gainesville's housing market is another area that has seen relatively little impact from the pandemic.
