Activity Remains Positive, but Challenged by Impacts of COVID-19

The first quarter of 2020 will forever be marked as one of the most dynamic quarters in history for the office market throughout Southwest Florida. After three consecutive quarters of positive absorption, the 2020 year began optimistic for continued growth. lease rates continued to climb quarter over quarter and leasing transaction volume remained above normal. Interest rates were at near all-time lows providing cost-effective financing helping to bolster and carry-on the 10-year record growth of development and investment activity experienced throughout the market. Unemployment in the region, the lowest in recent history and well below the national average, was championed by many in the local market.

A 40-year resident of Lee County, Bill Mankin has been involved in the local real estate business for 26 years. After working for five years as a private real estate consultant, he spent the next 11 years at the city of Fort Myers, first as a Principal Planner and then as the city’s Economic Development Director. Mankin also served as the city of Fort Myers’ property manager, and was instrumental in the planning and development of many high-profile projects including the City of Palms Park, the downtown multi-modal transit center and North Colonial Linear Park. As Economic Development Director, Mankin successfully retained and attracted such notable firms as the Pepsi Cola Bottlers of SW Florida. Since moving into private brokerage in 2001, Bill has earned numerous sales recognitions including membership in the President’s Club in 2003, 2004 and 2005, as well as the Chairman’s Club in 2005.
