South Carolina student housing construction pipeline is robust
- There are three student housing projects proposed which will increase the student housing inventory by 4,168 beds
- Despite new deliveries each quarter, student housing occupancy remains above 93% this year
- New deliveries will push rental rates higher
Future construction plans will increase student housing inventory in South Carolina by 4,168 beds. Two projects are slated to begin next year at Clemson University: The Pier and Dockside Clemson. Upon completion, The Pier will increase from 1,400 beds to a total of 4,000 beds and Dockside Clemson will have 630 beds. The Bixby opened 656 beds at Clemson University during the third quarter of 2022. In addition, a project was announced at The University of South Carolina located at 737 Gadsden Street to deliver 938 beds by August of 2025.
