The Greater Boston lab market extended its hot streak through the second half of 2019. Space in Cambridge, particularly in Kendall Square, remains hard to come by, with strong demand for limited product. New Cambridge construction is still focused on Cambridge Crossing and the emerging Alewife market, as the underway buildings in Kendall Square are largely preleased. Lab development hot spots are forming throughout the market, and Boston and the suburbs have seen an uptick in development. Vacancies ended the year at 7.1% in aggregate, a 0.7-percentage-point increase in the last six months, thanks in part to new deliveries. The outlook remains positive, as tenant demand is strong, VC funding is near record levels, new construction continues, and new players are entering and expanding the market.
