Greater Boston’s lab market is still a hotbed of activity. Cambridge remains essentially full, with new development focused on East Cambridge at the moment; Boston’s inventory is growing, while suburban inventory is also. Overall, vacancies ended the second quarter at 6.4%, a 2.1-percentage-point increase from year-ago levels. Inventory growth has outpaced demand over this period, sending vacancies up slightly. But conditions are still favorable, with strong tenant demand, new construction throughout the market, and more development likely right around the corner.
