The Boston industrial market continues to build on this year’s strong start, and the second quarter had 572,000 SF of absorption and a healthy vacancy rate of 10.2%. These numbers are a direct result of the continued strength of the Greater Boston economy and the varied demand for industrial space in the market.

Rents show continued growth in Quarter 2, after trending up since the start of the cycle. A 6% rise year-over-year and growth of 4.2% since last quarter, continued demand, and new construction will result in a sustained increase in rents.

Construction starts were lower in Quarter 2 than in previous quarters, though site work on many projects across the market has started. Considering the many projects already underway and additional buildings in the pipeline, the lower number of starts this quarter does not signify slowing construction.
