Austin's industrial market continues to see all time low vacancy rates

  • Absorption remains positive but decreases from Q3 to Q4.
  • Sublease vacancies increase by 138,100 SF.
  • Market-wide vacancy increases from 4.3% last quarter to 5.5%.
 
With the full pipeline of projects yet to be delivered, overall vacancy will likely increase as new space and additional sublease space is added to the market in the coming year.  However, it’s important to remember that industrial demand is accelerating in Austin, occupancy gains remain well-above pre-pandemic levels.

Daniel Taylor is an Executive Managing Director and Market Leader for Colliers’ Texas Region. In his role, Daniel oversees all brokerage operations throughout key Texas markets with an immediate focus on accelerating brokerage recruitment and new business development across Dallas-Fort Worth, Austin and Central Texas. Prior to joining Colliers in 2020, Daniel was a Managing Director of CBRE’s Dallas-Ft. Worth region, where he helped drive the firm’s overall regional operations and business strategy.

Before stepping into leadership at CBRE in 2016, Daniel was a top producing broker where he provided strategic oversight and management of various account teams that completed over 400 transactions involving 20 million square feet of space. Prior to joining CBRE in 2010, Daniel was a Senior Vice President with The Staubach Company and Staubach Retail Services.

A lifelong resident of Dallas, Daniel has served on a number of boards and is active in numerous community and charitable organizations including serving on the board of The Real Estate Council, NAIOP’s Dallas-Ft. Worth advisory board and the SMU Folsom Real Estate Institute. Daniel is a graduate of Baylor University’s Hankammer School of Business.

Travis Hicks

Travis joined Colliers in 2014 as Vice President and specializes in Tenant and Landlord representation services for Industrial users.  Travis has more than fifteen years of commercial real estate experience including more than 400 transactions totaling 4.5M SF.  His comprehensive understanding of the Austin industrial market and his experience navigating complex transactions for both Tenants and Landlords enables him to provide the highest level of service to his clients. 

​Prior to joining Colliers, Travis was a Leasing Director for PS Business Parks, Inc., a national REIT, where he was responsible for executing the marketing and leasing strategy for a portfolio of 900,000 SF consisting of 16 industrial, flex, value office and retail buildings in three Austin submarkets.  He started his commercial real estate career in 2006 with UGL Equis (now DTZ) where he provided tenant representation services for office and industrial clients.

Chase Clancy joined Colliers International as an industrial leasing specialist in 2018.  Utilizing a deep knowledge of the industrial market, Chase prides himself on building relationships and working with integrity to achieve his clients' long-term goals.

Prior to joining Colliers, Chase worked as a commercial agent for Don Quick & Associates, earning invaluable experience as an industrial and office landlord representative.  Chase uses his understanding of both sides of the transaction to help maximize value for his clients.

Originally from the Pacific Northwest, Chase grew up in Tacoma, Washington, and earned his Bachelor of Arts from Seattle University.  In his free time, he enjoys playing guitar, golf, hunting, photography, exploring new restaurants and traveling with his wife, Amy, and two sons, Ace and Gus.
