Atlanta’s office market records positive annual absorption.
The final quarter of the year lead to Atlanta’s office market recording its third straight quarter of positive absorption and first positive annual absorption in two years. The 1.5 million square feet of absorption year-to-date represents significant strides made since the pandemic. However, while the Atlanta office market has made significant progress, it has yet to reach pre-pandemic levels. At 16.9%, vacancy has now reached a decade high and sublease availability has become more prevalent. This vacancy has slowed the rate at which rental rates have increased year-over-year.
