Atlanta delivers largest amount of space since 2001

The Atlanta office market performed well for the 2nd straight quarter. After recording +594K SF of absorption, the year-to-date total is now +1.3MSF. On the other hand, overall vacancy increased to 17%, a 50-basis point increase from the previous quarter. However, this increase in vacancy is largely due to the record level of deliveries that occurred this quarter. These large block Class A buildings delivered mostly vacant with move ins scheduled over the next few quarters. As a result of these deliveries and the current construction pipeline, Atlanta may continue to struggle with vacancy as landlords compete for tenants.
