Atlanta Industrial Market Overview - Fourth Quarter 2020

Ending the second half of the year with two consecutive quarters of positive absorption more than 8 million square feet, Atlanta's industrial market absorbed the second highest amount of space in the nation in 2020.

Occupancies related to e-commerce activity dominated the market this year. Amazon alone accounted for 37% of total net absorption in 2020. The e-commerce giant also had three of the top five leasing transactions in the year.

There appears to be no stopping Atlanta's industrial potency heading into the new year. Given the state of affairs as it relates to the pandemic, the same fundamentals of the past year will continue to drive industrial demand in 2021.
