Downtown experiences drop in leasing activity.
Downtown Atlanta notched its strongest quarter of absorption this year in Q3. After a handful of move ins by smaller tenants, absorption returned to positive territory at 95k SF and 100k SF year-to-date. However, similar to Midtown, Downtown Atlanta experienced a rise in vacancy due to the vacant delivery of new office product. The majority of this vacant office space belongs to the recently completed Fourth Ward Project (475k SF) that will soon be anchored my Mail Chimp (300k SF) in Q1. With that being said,
Downtown Atlanta has seen a significant decline in leasing activity overall and may struggle to keep this positive momentum in Q4.
