Northeast Atlanta records positive absorption.

After beginning the year in negative territory, Northeast Atlanta finished the quarter strong with 178,605 square feet in absorption. At the forefront of this absorption was Trenton Systems’ 50,000 square foot occupancy in Duluth. The remainder of absorption can be accounted for by smaller tenant move ins across the submarket. As a result, the vacancy rate has now returned to the previous year’s Q4 rate of 13.6%. The largest shift in vacancy occurred in Class A office space, registering a 100-basis point decrease. Overall, this submarket recorded the third best quarter amongst its peers despite overall rental rates increasing to a new high of $20.95.
