South Atlanta Industrial Submarket Q4 2021 Overview
The South Atlanta industrial market was the top performing submarket in Atlanta this year, absorbing just under half of the total amount of industrial space over the past twelve months. The 19.7-million square feet absorbed here marks a new record for the submarket. The gains throughout the year, most coming from e-commerce-related and transportation & logistics companies, led to an astounding 550 basis points (5.5%) decline in the submarket’s overall vacancy rate. The record low vacancy is not likely to last long, however, as just over 13.1-million square feet is under construction and much of this is anticipated to deliver in 2022.
