Occupancy gains, though modest, return to Buckhead in Q2

After experiencing the largest block of vacancy ever to hit a submarket in a single quarter, Buckhead recovered in Q2 with its first positive quarter of absorption in over a year; albeit at a modest +13,350 square feet. The overall vacancy rate for the submarket remains close to 20%, which is the third highest in Atlanta. Leasing activity has begun to pick up in Buckhead, but some of the larger transactions have been intra-submarket transactions. While the return to positive activity is welcomed, Anthem’s move-out at One Capital City Plaza will again result in an overall occupancy loss for the submarket next quarter.
