Robust First-Half of Year for Atlanta Industrial Market

Key Industrial Atlanta Submarket Trends

  • Q2 occupancy gains propel the Atlanta industrial market to its highest 6-month absorption total.
  • Vacancy declined again this quarter and is now below 5%.
  • The average industrial rent jumped 4.7% from Q1; Atlanta’s average bulk rent increased 6.1%.

Atlanta Industrial Submarket Q2 2021 Overview

With strong occupancy gains of the first quarter carrying over into Q2, year-to-date absorption totals 21 million square feet which is just below the amount absorbed in all of 2020. Atlanta’s overall vacancy is below 5% for the first time ever, while the bulk market is at its lowest vacancy rate in five years. Continued demand for space has led to construction activity topping 31 million square feet, and has also pushed average rents to another all-time high. Given the robust first-half, Atlanta’s industrial market is on target for a banner year, possibly reaching upwards of 30 million square feet of space absorbed.
