Northeast Atlanta Industrial Submarket Q4 2020 Overview

Northeast Atlanta finished the year with its strongest quarterly absorption, topping 2.5 million square feet. This absorption rate was the second-highest in the Atlanta market.
Amazon played another significant role in occupancy gains this quarter, moving into 1,053,360 square feet at Northeast 85 Logistics Center. Northeast Atlanta now has only two vacancies of one-million square feet or higher available.

The submarket witnessed the largest drop in bulk vacancy year-over-year. Notably, the Jackson County subarea had the most significant decline at 860 basis points (8.6%).

For the first time in six years, no new space was delivered this quarter. Just under 4 million square feet came online here in 2020. Northeast Atlanta development activity is second only to South Atlanta.

Given continued strong leasing, the submarket should see another solid year in 2021, possibly leading the Atlanta market in annual gains.
