I-20 West/Fulton Industrial Atlanta Submarket Q4 2020 Overview

I-20 West/Fulton Industrial was the only major submarket in Atlanta to see an occupancy loss in the fourth quarter. The occupancy loss is mostly due to move-in activity being subdued. Despite Q4’s negative absorption, the submarket finished the year with a total net gain of just under 3 million square feet. This gain marks ten consecutive years I-20 West/Fulton Industrial has experienced positive activity.

Supply continues to be tight here as the overall vacancy rate for industrial remains the lowest in Atlanta. Developers are keeping up with demand. Construction levels have been steady throughout the year, even as another 2.5 million square feet were delivered.

Average warehouse rates in the submarket increased 3.4% year-over-year. This increase was the second-highest for the market as a whole.
I-20 West/Fulton Industrial should have another strong year in 2021, given large occupancies expected in the first half of the year.
