Northeast Atlanta's industrial submarket absorption strengthened in the third quarter of 2020.

The Northeast Atlanta Industrial submarket experienced the second-highest occupancy gains in the Atlanta market, strengthening its absorption for the third quarter of 2020.

Amazon's move into Lanier Logistics Center was the largest occupancy to occur; however, large move-ins by manufacturer Ta Chen International and e-commerce company ThredUp also contributed to this quarter's strong results.

Most of the submarket's activity this quarter was in Georgia's Gwinnett County and Gainesville industrial areas. Jackson County actually experienced a slight occupancy loss this quarter but is expected to see a significant amount of positive absorption in Q4.

The average industrial rent decreased this quarter, mostly due to drops in quoted warehouse rents.

Solid activity is anticipated in the fourth quarter for Northeast Atlanta, resulting in more than 5 million square feet absorbed in the submarket this year.
