Download Report

After seeing negative quarterly absorption for the first time in 4.5 years, South Atlanta returned to positive levels in Q2 with occupancy gains totaling just under 850,000 square feet.

Key Takeaways

  • Logistics companies helped fuel the positive activity this quarter. SBS Transportation, HWC Logistics and FedEx were among the largest occupancies in Q2.
  • Overall vacancy increased slightly for the submarket, but this is due to deliveries outpacing absorption levels. Just over 1.2 million square feet of speculative product was added in Q2.
  • Leasing activity in South Atlanta has been on fire this quarter thanks to strong demand from Amazon and also consumer durable companies such as Ferrero USA.
  • South Atlanta is anticipated to finish the year strong as Amazon begins to take occupancy of its 2.5 million square feet it has recently leased in the submarket.
