After a quite third quarter, Northeast Atlanta finished the year strong, absorbing over 223,000 square feet. The submarket was one of the top performers in 2019, ranking second after North Fulton in suburban submarket absorption.

Key Takeaways

  • 2019 marked Northeast Atlanta's first positive year since 2016.
  • The Class B space in Northeast Atlanta was most active in Q4 with net absorption topping 219,000 square feet. Sizable occupancies in this product type by Brightree, Kapsch, and Joynus Care contributed to the quarter's positive activity.
  • The overall vacancy rate in the submarket dropped 140 basis points (-1.4%) this year which was second highest in the Atlanta office market.
  • Momentum, it appears, has shifted in Northeast Atlanta's favor as of the past few quarters. The submarket is beginning to see more traction from companies leasing new space here. This bodes well for occupancy gains in the year ahead.
